Once you've viewed the property, if you wish to submit an application, we will ask to see a government-issued ID for each applicant aged 18 or older. You must then pay the screening fee of $25 for each applicant aged 18 or older, and any guarantors you wish to use. We only accept cash or money order for the screening fee; electronic payments are not accepted. The screening fee will be refunded in full if you decide not to submit your application, or if another applicant is approved and signs a lease before your application is processed. If you submit an application and it is processed, the screening fee will be applied and will not be refundable.
Applicants are processed based generally on who applies first; however, J.D. Fox Residential reserves the right to offer the apartment to a better qualified candidate who may have commenced the process after you. In any case, J.D. Fox Residential does not discriminate in any manner that would violate the law.
Upon submitting your application, you may make a holding deposit, whereupon for a specified period of time no other applicants will be offered the apartment. If your application is approved, the holding deposit will be applied to the security deposit upon lease signing. If your application is approved and you do not sign the lease for any reason, the holding deposit will not be refunded. If your application is denied, or if the apartment is unavailable for move-in (due to disaster, for example), the holding deposit will be refunded in full.
If you are offered the apartment, upon signing of the lease agreement, you will be provided with the rules and regulations for the property, government notices, disclosures, and other information. All of these documents will be available for you to inspect upon viewing of the apartment prior to submitting your application.
